Benefits of Selling at Auction
When it comes to selling your possessions, there are quite a few different avenues that you could take, depending on the item that you’re selling. If you’re selling a house, you could go to a real estate agent. If you’re selling some jewelry, maybe a pawn shop or antique show. But one method offers a unique opportunity both for getting a great price for your goods and making the selling process easier. That method is the auction. Here, we’ll go over some of the benefits of selling your property at auction.
Get the most bang for your buck
An auction, if done correctly, can maximize your chances of selling your property above market value, whatever it is. That’s because it utilizes the forward momentum created in the bidding process. Not only does the bidding process create momentum, but the auction itself creates a sense of urgency as well. This means that each potential buyer will have to consider the fact that if they don’t bid high, they may never get another shot at the property. Even if the process fails, and the seller’s expectations are not met, the decision to sell is still up to the seller.
Sell on schedule
One of the most frustrating parts about selling your possessions is the insecurity whether it will ever actually sell or not. With auctions, some of that is mitigated by the auction date. Not only will you have a set date, where either your property will sell or you’ll have to reevaluate your strategy, but you will get a huge amount of exposure to many of the prominent members of the community, helping ensure the highest price for your goods.
Hone your strategy
Advertising takes time and money, and if you’re the only person selling your home, that’s going to be a lot of work. Luckily, when you decide to sell at auction, you get to make use of your auctioneer’s already extensive network of prospective buyers. Not only is that going to save you time and money, but since they do this for a living, there’s a good chance that they are going to be able to appeal to a wider range of people.
Limit Liability
This mostly just applies to selling property and homes at auction. When you sell via other methods, you are often liable for many things, including repairs, financing, and warranties. However, at auction property is sold “as is”, so you don’t have to worry about this as much. Additionally, the seller gets to dictate the terms and conditions of the auction, further reducing their liability.

Home Appraisal FAQ
Buying a home will quite possibly be one of the most, if not the most, expensive purchases of your life. Because of that, it is not a decision you want to enter into lightly. However, that is just as true as when you are selling your home. We all know that housing (for the most part) tends to be a pretty safe investment. However, if you’re not careful during the selling process, you could lose that investment. Part of selling your home is getting a home appraisal to determine what it is worth. We offer home appraisal services in Indiana and beyond here at Metzger Property Services, so we thought we’d answer some frequently asked questions here.
What does my appraiser need to know?
To accurately appraise your home, an appraiser will require all the information that you can give them. It is recommended to essentially prepare an “appraiser’s package”, which should include everything from inspection reports, floor plans, and HOA documents to remodels and costs, green features, neighborhood details, etc. Additionally, be ready to answer or find information for any questions the appraiser has when they come to your home to assess. Make sure to give them a wide berth and as much time as they need for performing their appraisal.
Will potential buyers get a copy of my appraisal?
The Equal Credit Opportunity Act (ECOA) mandates that all creditors automatically send a free copy of written valuations and home appraisals to anyone, regardless of whether their credit is denied or not.
What do I do if I feel my appraisal is inaccurate?
An appraisal is sent to the appraisal’s client, and that client who ordered the appraisal is the only one allowed to discuss the appraisal with the appraiser. If you think a mistake has been made on an appraisal, and you didn’t hire the appraiser, then the next step is to write that appraiser’s client about the need for corrections. It’s important that it be in writing, in case things need to be escalated later.
What is market value?
Market value, also known as fair market value, is what an appraiser thinks your house and lot will most likely sell for in the free market, without coercion, and with fully informed parties on both sides, assuming market conditions stay the same.
These are just some of the most frequently asked questions about home appraisals, but they are far from comprehensive.
